Like most Hamptonites, KDH loves to look at real estate~ whether it’s big, small, on the beach or farm, modern, or a tear-down! PSST!! Wondering what the current state of the Hamptons real estate market is right now? Bryan shares some news from the recent 2nd quarter market report which shows some interesting figures:

 

The market as a whole has seen a spike of activity this year. The median price across the Hamptons is down 5% but the number of sales are up 2% and the $$ volume is up 5%.  Combined with a decrease in the inventory of 1% these are all good indicators of a small sense of stability that buyers need to be confident to make a move.  Inventory has been slowly on the decline and seems to be continuing that trend.

 

Many of the areas were consistent with these numbers. The big winner of the quarter was Wainscott with a huge increase in # of sales (100% increase), median price (105% increase) and $$ volume (222% increase) over 2nd quarter of 2011!

 

Southampton Village felt the most pain with a decrease of 46% in median price and 19% decrease in $$ volume compared to 2nd quarter 2011.  That said, the Village did experience a huge jump in sales of 37% over the same time period.
